Solar Panel Installation in Carlton, Oregon

Carlton is 2,220 people on less than a square mile, with a compact walkable centre of historic brick buildings that has turned into one of the north valley’s densest concentrations of tasting rooms. In most towns we work in, commercial solar means a metal warehouse on the edge of the industrial park. In Carlton it means a two-storey brick building on Main Street, with a business on the ground floor and, very often, somebody else’s name on the deed.

That single fact, the split between who pays the power bill and who owns the roof, is where a downtown Carlton project succeeds or stalls.

The First Question Is Who Owns the Roof

If you rent your space, the array goes on an asset you do not own, and the savings land on a bill your landlord does not pay. It is a solvable problem, but not on a handshake. Two structures work:

    • The owner installs. The building improves, the roof stays under one party’s control, and the value is recovered through the lease. Cleanest arrangement there is.
    • The tenant installs with a written agreement covering the remaining lease term, consent to roof penetrations, who owns the system at lease end, and what removal would cost if it comes to that.

Before we design anything for a leased space we ask for four things: how long is left on the lease, whose name is on the utility account, who can consent to work on the roof, and what the lease says about fixtures. Answering those first has saved more Carlton projects than any design decision we have made.

Downtown Roofs Are Flat, Which Changes the Hardware

Main Street buildings do not have composition-shingle pitches. They have low-slope membrane roofs, typically TPO or EPDM behind a parapet, and mounting on membrane is a different discipline.

    • Ballasted racking sits on the membrane under its own weight with no penetrations at all, which is attractive on a roof with warranty left. It requires a structural check, because the ballast is real weight on an old building, and a wind calculation that accounts for parapet height.
    • Mechanically attached racking penetrates and is flashed to the membrane manufacturer’s approved detail. Done to the specified detail, the roof warranty survives; done improvised, it does not.
    • Membrane age is the gate. If the roof has a few years left, replacing it before the array goes on is not an upsell, it is the only sensible order.

There is also the street to think about. On a parapet building the array is usually invisible from the pavement, which is one of the quiet advantages of downtown work in a town whose brick frontages are the reason visitors come.

What a Tasting Room Actually Uses

A tasting room is a modest electrical customer compared with a production winery, lighting, point of sale, HVAC in summer, and the steady one, refrigeration for glass coolers and stored stock. The useful part is timing: a tasting room is busiest on weekend afternoons, which is exactly when the array is at its best. Consumption and production line up better here than in almost any other retail business.

    Carlton Solar FAQs

I lease my tasting room. Can I still install solar?

Yes, with a written agreement in place first. It needs to cover the remaining lease term, consent for roof work, who owns the system when the lease ends and what removal would cost. Where the building owner installs instead, the arrangement is simpler and we are happy to talk to both parties.

Can panels go on a flat membrane roof without voiding the warranty?

Yes. Ballasted racking does not penetrate the membrane at all, and mechanically attached racking is flashed to the membrane manufacturer’s approved detail, which preserves the warranty. We confirm the membrane type, age and manufacturer before choosing between them.

Will an array be visible from Main Street?

Usually not. Most downtown buildings here have a parapet that hides a low-slope array completely from the pavement. On a building where that is not the case, we will show you the sightlines before you commit.

Is a small retail space big enough to be worth it?

Often, because the load lines up with the production. Refrigeration runs continuously and the busiest hours are weekend afternoons, so a higher share of what the array makes is used on site rather than exported. We size it against your actual bill, not against the roof.
