When a roof does need replacing, the two projects belong together rather than five years apart. Sequenced properly:
- The roofer works on a clear deck, before any array exists to work around
- Mount locations can be identified in advance so flashing is installed as part of the roofing job rather than cut into it afterwards
- The array goes on immediately after, with one set of access and staging costs instead of two
- Both warranties are documented at the same time, with the attachment method recorded — which is what settles any later argument about who is responsible for a leak
- It all happens in the dry season, which in this valley means booking earlier than feels necessary
What Getting It Wrong Costs
If the roof fails under an existing array, the panels have to come off and go back on — a removal and reinstall that is charged as its own project, plus a second set of roof penetrations in a covering that has already proved it can leak. It is entirely avoidable, and it is the single most common expensive regret we are called out to look at.
Moss, North Slopes and Valley Weather
Pacific Northwest roofs age unevenly. The south plane bakes and the north plane grows moss, so one side of a house can have a decade more life in it than the other. That matters twice over: it decides where an array should go, and it means moss treatment and clearing should happen before installation rather than around panels afterwards.
For what it is worth, the roof under an array generally ages more slowly than the roof beside it — shaded from UV and shielded from direct weather. Panels do not damage a roof. Badly flashed penetrations do.

Probably, and the site visit will tell us properly. If the covering has under eight to ten years left, replacing it first avoids paying later to remove and reinstall the array. If it has fifteen good years, we get on with the solar.

We do not sell roofing, but we schedule around your roofer and coordinate the details that matter — identifying mount locations before the new covering goes on, so flashing is installed as part of that job rather than cut in afterwards.
