We verify all three on the site visit. Solar-ready work is occasionally done to the letter and not to any useful standard, in which case we say so and price the real route.
If You Are Still Building, Spend Ten Minutes Now
The cheapest moment to install solar is while the roofer is already up there and the walls are open. If an array is not in this year’s budget, the pre-wiring still is: run the conduit, keep the breaker slot, and — the part builders forget — keep plumbing vents, bath fans and the range flue off the south-facing plane. A twenty-panel roof with three vents through the middle of it is a smaller, uglier array for the next twenty-five years.
Ask your builder to site the electrical panel where an inverter can reasonably live beside it, on a wall with shade and access. That single decision saves more money than any negotiation over module brand.

Recently built homes out here often come with a heat pump, no gas service, and at least one EV in the plan. That produces a consumption pattern quite unlike the 1970s house down the road: heavy in winter for heating, heavy overnight for charging, modest in the middle of a summer day.
